Where is Orion's Office located? Our Address is: Orion Management, LLC 10880 Hess Dr La Mesa, CA 91941 We have made it so easy for you to view a home on your own time, without the need for us to meet you there! This way you can take your time without anyone breathing down your neck. You can reserve a viewing by following these easy steps. Get a Key by following these easy steps: Step 1: Choose a home to self-view. (Important note: If home is not yet Vacant please call office at 619-749-6270 to make an appointment to view.) Step 2: Fill out the Key Request Application and submit it. (You will not be charged any application fee unless you are ready to apply to rent the home). We will verify your identity through the Application. Obviously we need to make sure you are who you say you are and that we can trust you with the key to the property. Once we complete the verification process (usually within half an hour) we will then call you at the phone number listed on the Application and give you the access code needed to open the key box. You may then view the home at the time slot you requested. Just make sure when you are done, you return the key to the box and lock up the house. If you do not hear from us shortly, please call the office (during business hours) to confirm that we received the Application and have completed the verification process.

How much is the Application Fee? Once you have found your home, a $25.00 non-refundable fee is required on each adult resident(18 and over). This fee is for the administrative costs of processing your application & retrieving credit bureau information. If no homes are available for you now, you may get "pre-approved" by submitting a completed application and fee along with details of the home you seek. Once approved, you will be first in line on the next available home that fits your guidelines. Many homes never make the available list due to this procedure. If you are "pre-approved" and you find another home BEFORE a home becomes available, you will NOT be held responsible to rent the home. We want you to come back to Orion Management hopefully sometime in the future. There are several ways to get an application -- Stop by our office during business hours, print an application or fill it in online from this website. The Security Deposit is usually equivalent to one month's rent (exceptions may be made depending on individual circumstances) We are happy and pleased that you are considering a home with Orion. We are very proud of our homes and believe you will be too. Our requirement standards for qualifying to rent a home are simple and fair. They are: - A favorable credit history. - Be employed or furnish acceptable proof of required income. - Good references from previous Landlords. For Applicants that who do not meet the initial qualifying standards compensating factors for the purpose of qualifying can be: - Additional deposit - Pre-paid rent - Co-signers No Credit or Bad Credit will NOT prevent You from renting a Orion Management Home .We look forward to working with you. If you have questions, please call 619-749-6270 to speak to the Property Manager. 1) Homes that are: "READY NOW" - take priority over "expected available" soon. - We try to complete your application within 24 hours on business days. - Sometimes processing takes longer due to items beyond our control. IMPORTANT: Once approved, You have 36hrs to properly complete your the Rental Agreement and pay the Rental Deposit or we may move on to the next application for this property. We apologize for this 36 hour rule; but, this prevents more problems than it causes. For example, imagine you want the home on 123 Main Street and you learned that an approved applicant is in front of you. You know that they have 36 hours from the time they are approved before they disqualify their own application for signing the Rental Agreement, and now you can rent the home you wanted. How long would you want to wait? Each day delayed is also another day of lost rent. Although this policy seems strict, it is the fairest policy for all.2) Homes that are: "AVAILABLE SOON" - These applications are processed in a timely manner, usually within 2 days. - If approved you will be required to sign Rental Agreement and pay the Rental Deposit or in some situations a Hold Deposit to reserve the home for you. Acceptable pets are considered to be ordinary domestic household animals (i.e.: cat or dog). An additional pet deposit of $250.00 per animal is required as well as $25.00 monthly rent per pet up and above the base rent. We cannot accept certain breeds of dogs deemed as "uninsurable" (i.e.: pit bulls, akitas, rottweilers, etc) or any animal known to display "aggressive behavior." We reserve the right to decline any pet for any reason at our discretion. If you are unsure if your pet would be appropriate, please contact the property manager at (619) 749-6270 or email at orionmanager@cox.net.If we do accept your pet(s), we will also require a completed Pet Addendum to the rental agreement/lease, a current photo of the animal(s), and meet the animal(s) in person, just as we would any other member of your family who will be living at the property.
